What International FEC Investors Need to Know Before They Build?

25+ Countries Served | 1,000+ Projects Delivered

You’ve got the capital, the location, and the vision. Maybe it’s a premium family entertainment center in Dubai, a sprawling indoor adventure park in Vietnam, or a high-energy arcade concept in Las Vegas. The market is there. The demand is real.

But here’s the part nobody warns you about: finding a family entertainment center design and fabrication partner that actually understands what it takes to deliver a project across borders is a lot harder than it looks.

I’ve watched too many international investors go through the same cycle. They hire a local architect who’s never designed an FEC. Then they bring in a separate designer who’s never worked with their fabricator. Then they find a fabricator who builds what they can build, not what was designed. Then they scramble to find a logistics company that knows how to ship oversized themed props without destroying them.

By the time everything lands on-site, the renderings look nothing like the final product—and the investor is left managing five different vendors across four time zones, wondering where it all went wrong.

The Reality Check: One Partner, One Process, One Result

Here’s what we’ve learned after delivering projects across the U.S., UAE, Vietnam, Mexico, and Singapore: themed entertainment design services don’t work in a vacuum. Neither does fabrication. Neither does shipping.

You need someone who owns the chain from the first sketch all the way to the shipping container.

That’s why 12 DESIGN built its model around a single point of accountability. We’re not a design-only studio that hands off drawings and hopes for the best. We’re not a fabrication shop that builds whatever comes across the desk. We’re a full-service themed entertainment design firm with our own factory and our own logistics network.

We design it. We engineer it. We build it in our own 4,000-square-meter factory. We crate it. We ship it. And when it lands at your site, we give you everything you need—detailed installation manuals, video walkthroughs, and remote support—so your local contractors can assemble it with precision.

Four Projects, Four Countries, One Standard

Dubai. A premium FEC concept for a high-net-worth investor who wanted something that matched the city’s luxury retail context. We delivered futuristic arcade zones and custom props that felt global—because their audience is global. The design language had to land in a market where mediocrity isn’t an option.

Las Vegas. MEGA CLAW—an arcade entrance designed to stop foot traffic on one of the most competitive entertainment corridors on earth. Oversized claw machine theming, neon signage, and a layout engineered for conversion. Not just aesthetics. Commercial interior design for entertainment venues that actually drives revenue.

Mexico. A custom-branded acrylic light box reading “Happiness Is Loading.” Small detail, big impact. We designed and fabricated this modular signage piece to reinforce the venue’s emotional brand message. It’s the kind of detail that turns a generic game room into a branded FEC environment people remember.

Vietnam. Ban Mong Spring World’s main entrance—repeated “BANMONG” and “Q BANMONG” branding executed through custom modular lettering and themed environmental graphics. The goal was simple: create a welcoming first impression that sets the tone for the entire experience.

These aren’t template projects. Each one required a different design vocabulary, different material choices, and different logistical planning. But the underlying approach was the same: custom FEC spatial design that starts with the client’s business goals and works backward from there.

The Process That Makes It Possible—Without an On-Site Team

Here’s the question we get most often from international clients: “How do you make sure it looks right if you’re not here to install it?”

Fair question. Here’s how we actually deliver across borders.

Requirement Communication. We dig into your brand background, space requirements, and display objectives before a single sketch is drawn. We need to know who your customer is, what your foot traffic looks like, and what “success” means to you.

Creative Design. We figure out the zoning: soft play for toddlers, high-energy competition zones for teens and adults, parent lounges that keep adults engaged, and retail placement that captures impulse spend. We deliver visual concept direction, spatial layout planning, and project scheduling.

Solution Confirmation. You get brand VI design and 3D renderings. You sign off on the vision before we start cutting materials.

Detailed Design Development. This is where the engineering happens. We produce construction drawings and material specifications that are actually buildable. Every joint, every connection, every bracket is accounted for. Because once it’s in a shipping container, there are no do-overs.

In-House Fabrication. Our 4,000-square-meter factory starts production. We own it. We control it. No outsourcing, no “our vendor says they can do that.” We build it ourselves, enforcing process standards at every stage.

Global Shipping. We handle sea freight solutions, export and customs clearance, and everything in between. We’ve shipped to Vietnam, Mexico, Dubai, Singapore, and across the U.S. We know which ports move fast and which ones hold things up.

On-Site Installation Support. Here’s where we do things differently. Your local contractors handle the assembly—and we make sure they have everything they need to get it right. Detailed installation manuals with step-by-step photos. Video guides showing every connection point. Direct remote support via video call if they hit a snag. We’re not physically there, but we’re available at every step to provide professional guidance and troubleshoot in real time.

Delivery & Support. The project goes live. We provide ongoing maintenance and support. Because an FEC isn’t a one-and-done investment—it’s a living space that needs to evolve.

Why Local Contractors Can Pull It Off

I can already hear the question forming: “Doesn’t using local contractors risk lower quality?”

It would—if we were shipping raw materials and hoping they’d figure it out.

But here’s the thing about our approach: modular construction for entertainment venues means every piece is pre-fabricated to exact specifications in our factory. The steel frames are pre-welded. The themed panels are pre-finished. The acrylic light boxes come fully assembled. The modular climbing structures are pre-cut, pre-drilled, and ready to bolt together.

The installation manual doesn’t say “build this.” It says “attach part A to part B using bolt C at position D.”

This isn’t construction. It’s assembly.

We’ve seen local contractors in Vietnam, Mexico, and the UAE install our work without any prior experience. They didn’t need to understand our design philosophy. They just needed to follow the manual. And when something came up—a clearance issue here, a mismatch there—we were on a video call within hours, walking them through the fix.

The result? We don’t have boots on the ground, but the finish on-site hits 95% of the rendering quality. That’s not luck. That’s engineering.

The Broader Trend: Why This Model Works

What we’re describing isn’t just a 12 DESIGN thing. It’s part of a larger shift in how international FEC projects get delivered. The old model—fly a team across the world, manage installation in person, deal with on-site chaos—is expensive, slow, and hard to scale.

The smarter approach is turnkey themed interior solutions that rely on precision manufacturing and modular systems. When the components are engineered to fit perfectly, local labor becomes an asset, not a liability.

We’ve also learned that a strong FEC visual identity and branding is non-negotiable. The neon signage in Vegas, the “Happiness Is Loading” light box in Mexico, the Dubai concept’s futuristic arcade zones—they all work because they’re consistent. Consistent color palettes, consistent materials, consistent storytelling.

And none of that happens by accident. It starts with theme park design and fabrication that treats every element—from the entrance to the game zones to the restrooms—as part of a unified environment.

What International Investors Actually Care About

If you’re building an FEC outside your home market, you’re not just looking for a designer. You’re looking for someone who understands:

  • Local codes and compliance without having to learn them from scratch
  • Material selection that survives shipping without cracking or warping
  • Logistics that don’t turn into a nightmare at the port
  • Installation support that doesn’t require you to fly a team across the world and put them up in hotels for a month

That’s the difference between a theme park design and fabrication partner and a vendor who just sells drawings.

The Bottom Line

You have two choices.

Option A: Piece together a team across time zones and hope they coordinate.

Option B: Work with a partner who’s done it before, in your region, with your type of project, and who owns the process from concept to container—with clear, documented installation guidance so your local contractors can execute with confidence.

We’re not the cheapest option. We’re the option that delivers what was promised, on time, with no finger-pointing.

Because at the end of the day, your customers don’t care how many vendors you managed. They care about whether the space feels amazing, whether their kids are having fun, and whether they’ll come back.

Everything else is just execution.
